An Important Message

Kyneton Bushland Resort wishes to advise that the Government has amended Corporations Law in ways that now permit companies to provide their annual reports to members through their websites rather than by the expensive mailing of hard copies. As a result of these changes, KBR will continue to make its annual report available through the resort website as it did in 2008.

The Annual Report is now available and can be viewed in the members’ area at www.kynetonbushresort.com.au; click on the “members’ login”. If you have not previously logged in or have forgotten your password please contact the Resort.

Members will still continue to receive a copy of the Profit and Loss Statement, Cash Flow Statement, Balance Sheet and Chairman’s Report through the Newsletter. Members can request a hard copy of the complete Annual Report to be sent to them by contacting the resort on 03 5422 0888 during business hours.

Chairman’s Report

I am pleased to present the Annual Report for the year ended 30th June 2009. A profit of $14,011 has been recorded for the 2008-2009 financial year. Operating activities generated positive cash flow of $129,831 which was particularly pleasing in a difficult economic climate. Our fee collections for the current year stand at 95% which is an excellent result.

As a fully sold out timeshare resort with a high occupancy rate, we again show a small profit for the year while maintaining a high standard of facilities and service. We have also been able to refurbish a number of villas at a cost of approximately $70,000.Thank you John, Kylie and all the staff. You are to be congratulated on your combined effort in maintaining the resort at such a high standard and in keeping the guests happy and comfortable. This high standard has resulted in KBR being awarded a Silver Crown rating by RCI for the year ended 31st August.

I also thank Tom Porker for his help throughout the year as Club Accountant. Without his input and advice we would not have such a good cash flow and balance sheet.

I am pleased to report that the three new apartments have been keenly sought after by renters and members requesting an upgrade. This has helped to increase our rental income to a record level.

WATER, water everywhere but not a drop to spare! I am pleased to report that we have successfully harvested a lot of rainwater using our four 22,000 litre water tanks. In addition we have installed a bore and are hopeful that we may now be drought proof - but only time will tell.

Black Saturday caused some alarm and we were instructed to evacuate which we did smoothly with the co-operation of the resident guests. Fortunately, a change of wind direction saved the resort from possible destruction. Thanks to Kylie who oversaw this exercise.

Following the bush fires early this year, and the recommendations from the Bush Fire Royal Commission, we have made a conscious effort to clear underlying ground debris. We have also started work on felling trees that are too close to villas (in the process we are harvesting much needed mulch for our garden areas). This will be a long term project, but we are determined to maintain the integrity of the bushland setting that we all value so much.

The Grounds committee (our ‘Green Party’) have been busy planning to ensure that we retain our bushland environment but with fire safety in mind. Thanks to all who have participated in planning and carrying out the work.

You will have no doubt noticed our energy saving hot water heaters (heat pumps) at each villa. These were installed using government subsidies. They are great for the environment and will save on our gas and electricity bills. The pool also benefits from the installation of large heat pumps.

The Chess Board has been completed and I thank member Kathryn Portelli for a job well done.

Our land sales are still proceeding very slowly. Hopefully, given time, these sales will reduce our borrowings and be reflected in our bottom line. Speak to John Nissen if you would like to purchase a great block of land, in a great environment at a reasonable cost. It could be for today or for your retirement!

Because of unauthorized use of our facilities and unreasonable behaviour by outsiders at the pool, it has been necessary to introduce a swipe security system which, together with the CCTV, will, we hope, ensure use only by members and members’ authorized guests. The introduction of the new system necessitated new day use rules which have been circulated to all members.

It is with great pleasure that I announce that Wendy Chalkley will receive a Distinguished Service Award at the AGM. Thank you Wendy for your many years of excellent service at KBR. At the AGM I will also announce and present awards for staff that have completed 5, 10, 15 and 20 years of service. It is the loyal and hardworking staff that makes KBR a great place to visit. Thank you one and all for your efforts.

Management Report

AGM

The AGM will be held at the Resort on Sunday, 15th November at 12 noon. Enclosed is the Notice of Meeting and Proxy form, Profit and Loss Statement, Cash Flow Statement and Balance Sheet. This year we ask that any questions to be answered at the meeting be received in writing by 8th November 2009. For those members who receive correspondence by e-mail the notices mentioned above will have been sent to your e-mail address.

Refurbishment

Refurbishment of villa 52 was completed in September with carpet, tiles, curtains, kitchen and bathrooms being replaced. The glass sliding door has been removed and replaced with a single wooden door and small window which allowed us to redesign the kitchen. The spa bath has been removed and replaced with a large open shower. This villa will become our “disable friendly” villa. We are very pleased with the refurbishment of this villa and will continue working through minor refurbishment of the others.

We have also been working our way through minor changes within the villas. This work includes the purchase of new bedroom furniture, new lounge suites, flat screen TVs and new TV units. We continue to work through villas removing the existing sliding doors from the laundry and replacing them with a single door.

Grounds

Our major focus this year is the grounds. We have been removing dangerous and dead trees from around the Resort, specifically from around villas and public areas. During the winter, with the high winds we have had, we saw a number of large trees and branches fall; luckily none have fallen on the villas. We have been planting new trees around the Resort and developing new gardens around the swimming pool and apartments. We have also been very busy planting around the mini-golf and reception area.

The Grounds Committee has been working on plans to develop the front of the resort between the existing boundary trees fronting Edgecombe Road to the road that runs in front of the laundry and squash court. This area will be planted out with a variety of native trees and shrubs and have a track laid out that will incorporate exercise/activity stations.

BBQ Shelters

All the BBQ shelters have been completed and a new BBQ has been installed next to villa 40.

Melbourne Cup Long Lunch

Once again the Resort will be running the Melbourne Cup Long Lunch and members are invited to come along and bring their family and friends for a wonderful day of food, drinks and racing. Sweeps will be run on each race during the course of the day. Lunch includes:

Entréeassortment of finger foods.

BBQ LunchLamb Chops, Scotch Fillet Steak, Sausages and various salads.

Dessert Pavlova and/or Fruit Salad.

Cost - $25.00 Adult per adult and $10.00 per child (aged 5 to 13).

Drinks Beer, glass of wine/sparkling $2.50 and soft drinks $1.50. Sorry, no BYO.

Member Specials

All members who have registered their email address would have recently received details of our special offer available during Cup week. During the coming year we hope to be able to offer more member only specials, including weekends, midweek and bonus weeks. We currently have mid week specials (Monday to Friday; up to 4 nights) available in October and November for $300 that can be booked online.

Security

The new security swipe system has now been operational for four months and is working well; we have had a very positive response from both guests and members with the introduction of the system. During this time we have seen a decrease in the number of “outsiders” that are trying to use the facilities. We have also had a few incidents over at the swimming pool that have been recorded on the new cameras and reported to the police.

We would like to remind members that they must sign in the day-use book at reception each time they visit the resort and pick up a swipe tag.

Late Arrivals

It is important that if you are arriving after hours (6pm Friday, 4pm Sunday and 5pm all other days) you should phone ahead to advise reception so you can make arrangements to collect your key. If you are allowing a guest to use your timeshare week you need to advise the Resort of the name of the incoming guest in order to avoid any embarrassment at check-in.

Fixed Week Owners

We urge all fixed week owners to remember if you are not going to be using your week at KBR you need to bank it with an exchange company to ensure you do not lose your week. Over recent holiday periods numerous weeks have been lost because of “no-shows” from some fixed week owners.
