AGM 2009

The AGM was held on Sunday, 15 November 2009 and once again the meeting was attended by many loyal members who enjoyed the hospitality that is always a feature of these days.One of the strengths of KBR is that we have a loyal employee base, which means that each year there are always a number of long service awards to be presented and last year was no exception.

We were also very pleased to present Wendy Chalkley with a Distinguished Service Award. Wendy has worked as part of the housekeeping department for 22 years and for most of that time she has worked with Meril Maltby managing the Housekeeping

Department. Wendy, Meril and their team of housekeepers continue to work hard to present the villas to the highest standard each week. Thank-you Wendy and congratulations on your achievement!

All of the agenda items were agreed to unanimously. An issue raised at the meeting was that of local members being unable to access the swimming pool after hours. The attendees at the AGM were asked to put, in writing, any issues they had on the subject for Board consideration at its January meeting. There was only one response received that was critical of the new arrangements and the Board decided that the current day-use policy will remain in place.

VILLA REFURBISHMENT

We have commenced the refurbishment of villas 10 and 11 and will be working our way through the resort and assessing each villa individually to see what needs to be done. We are aiming to complete the full refurbishment of at least six villas before Christmas.

Currently we are in the process of

· replacing bedroom furniture and the older lounges in villas as required;

· installing new LCD TVs with inbuilt HD tuners in all villas;

· installing new digital antennas and set-top boxes on older model TVs in the bedrooms of all villas;

· removing sliding laundry doors and replacing them with single hinged doors in all villas;

· replacing curtains with Holland blinds in villas as required.

TRENTHAM GOLF CLUB

We have negotiated a deal with the Trentham Golf Club that allows our in-house guests to play 18 holes of golf for only $10.00, which is a saving of $10.00. www.trenthamgolf.com

At the same time we have maintained our long standing relationship with the Kyneton Golf Club. www.kynetongolfclub.com.au .

GROUNDS

The Resort is looking very lush and green despite the small amount of rain we’ve had over the past two months.

In April we employed an arborist for a week to remove dead or dangerous trees from around the resort, focusing on the trees around the villas.

MAINTENANCE FEE

Enclosed is your maintenance fee invoice for 2010-2011. We are very pleased that we are able to maintain the fee at $500 per share for the third year in a row despite the steady pressure of rising costs. The budget for 2010-2011 is included on page four of this newsletter.

We have included on the invoice this year the anniversary date of your share to remind you when your week will expire. Your week is available for a 12 month period and during this time you must either book your week at KBR (to commence prior to expiry) or bank with an exchange company (Dial an Exchange (DAE) or RCI). The entitlement period starts from the date printed on your invoice in 2010 until that same date in 2011.

If you are a fixed week owner, your week is automatically booked at KBR each year and you must contact the resort to advise if you would like to bank the week with one of the exchange companies.

If you want to bank your week with DAE or RCI please advise us directly approximately 12 weeks prior to the expiry of your week. Banking requests made through the exchange companies will no longer be accepted. You must contact us directly or log onto VP Online and bank your week.

If you are interested in getting away over the winter months there are still a few weeks available at KBR, including July school holidays.

Maintenance fees are due 1 July 2010 and accounts that remain outstanding for more than 30 days after that date will incur a $55 administration fee.

STRATEGIC PLANNING WORKSHOP

In January this year the Board and Management held a strategic planning workshop to consider the direction in which the resort should be heading over the next five years. The day proved to be very beneficial to everyone involved in gaining a clear perspective on where the resort is heading and what we want to achieve during that time.

Key points of the workshop:

  • Development of a refurbishment program;

  • Reduce borrowings;

  • Establish and maintain a good relationship with the Macedon Ranges Shire Council;

  • Investigate activities and facilities which could be provided through tourism funding;

  • Investigate ways of acquiring a self-funded activities officer;

  • Management of the bush land environment.

SHARE SALES

In May we emailed a share offer out to all members that have subscribed to our emailing list. This offer was available to our members, their families and friends. Since sending out the offer at the end of April we have sold approximately 45 shares.

As we still have a limited number of shares available we have enclosed the same share offer to all members.

MEETING WITH MACEDON RANGES SHIRE COUNCIL

On 25 March the Board and Management invited the councillors and the executive team of the Macedon Ranges Shire Council to visit the resort to provide them with a greater understanding of who we are and what we do.

There are many people within the local community that don’t know that we exist, nor do they understand the number of people the resort brings to the local community. The influence and importance of the resort’s constant itinerant population of more than 200 people fifty-two weeks of the year needs to be more widely appreciated. Our aim is to raise the profile of the resort with the council and within the local community, and in turn, that will assist us with future developments.

CHANGES TO SHARE CERTIFICATES

Effective from 1 July, share certificates will no longer be issued on share transfers or applications for new shares. In future a letter of acknowledgment will be sent showing:

· the members’ identification number,

· category of share and

· anniversary date.

This system is in keeping with modern day practices within the timeshare industry. The ViewPoint resort management system is helping to streamline our business.

KBR JOINS FACEBOOK

KBR has recently joined Facebook! If you are a part of the popular social network you can learn of special offers available and updates about what is going on at the resort and in the local area by becoming a fan of our page.

VIEWPOINT ONLINE (VPO)

We encourage all members who have internet access to login to VPO; go to the secure area for members in the KBR website and manage your own timeshare. Also, have a look at what further benefits it has to offer.

We have included instructions below on how to make a payment and book/bank your week/s through VPO.

Logging into VPO:

Log into VPO with your member number and password.

If you don’t remember your password, enter your member number and e-mail address (email address must match the one you have registered) and click the “Remind Me” button to have your password emailed to you.

If you have never logged into VPO before; your temporary password will be displayed in the top right corner of your maintenance fee invoice.

Once you have logged into VPO you will see your Home page; there are a number of buttons in the middle of the screen and a menu down the left hand side; either can be used for navigation.

Paying your Maintenance Fee:

Click on the FEES button in the middle of the screen.

The maintenance fee for each share will be displayed; click on the PAY button.

Enter your credit card details and the amount that you would like to pay and click “PROCESS PAYMENT”.

A receipt for your payment will automatically be sent to your email address.

Banking your week through VPO:

From the Home page, click on the DEPOSIT YOUR HOLIDAY button.

A deposit button will be displayed against each share that has available entitlement. Click the DEPOSIT button next to the week you wish to bank.

If you agree with the terms and conditions, tick “I agree to the terms and conditions” and click the DEPOSIT button of the exchange company you wish to bank your week with.

An exchange confirmation will automatically be sent to your email address.

Booking your week at KBR:

From the Home page, click on MAKE A BOOKING button.

All available entitlements will be displayed.

Enter the Month/Year that you would like to search for and click the SEARCH button. Note: Members can see the booking availability for nine months in advance.

All available weeks will be displayed below the search criteria. If you are able to book that week using your current entitlement then a book button will appear.  If you wish to proceed with make a booking click the BOOK button at the end of the available week.

Enter the booking details and any special requests. If you agree with the terms and conditions, tick “I agree with the terms and conditions” and then click the BOOK button.

A booking confirmation letter will automatically be sent to your email address.

If the booking you have made is for someone else, click the ADD A GUEST button.

Tick “I am not the arriving guest” and then enter the details of the guest and click the CONFIRM button.

WEBSITE REDESIGN

After six years we are now looking at redesigning the resort’s website to give it a fresh look and feel.

BLACK SATURDAY MEMORIAL MURAL

Local member Kathryn Portelli led a team of local artists who produced an outstanding piece of mosaic art which adorns the wall of the Kyneton Town Hall on the corner of Mollison and Hutton Streets. It portrays a beautiful tribute to those that suffered terribly in the Black Saturday bushfires in Central Victoria.

Kathryn used the KBR gum leaf logo as the central theme of her design. We strongly recommend that members view this memorial when next in Kyneton.
